A Tennessee month-to-month lease agreement, also known as a residential lease agreement, is a short-term rental agreement between a tenant and landlord to create a tenancy agreement. The landlord and tenant agreement renews at the beginning of each month. Although it is considered a short-term rental agreement between the parties, it can also act as an indefinite agreement between the parties. This rental agreement should comply with Tennessee landlord-tenant law.
A month-to-month lease agreement should include all of the clauses that are found in a traditional 12-month lease. Examples include addressing the security deposit, the monthly rent amount, how and where to pay the rent, the due date, late fees, occupancy, whether the tenant is responsible for caring for the common areas, parking policy, subletting, eviction, how to deliver a termination notice, and lease termination requirements.
